Nice shoddy house addition. I think you devalued your house by 25%

VikingWoodworker says:

Pressure treated wood might help with termites (don`t know don`t have termites where I live), but pressure treating wood it done so it won`t rot I wet/moist conditions. Concrete is permible so using untreated wood straight on your paved patio without anything in between is not a good idea as it can make them rot a lot sooner. Might not be a big deal if you live in a mostly dry area, but telling people pressure treated wood is just for termites is very wrong. Someone might waste a lot of money taking your advice.  Other than that looking good.

Bob Brown says:

When the roof ran longer then 16', and the roofing metal was not long enough, instead of piecing together at the peek, you could have just trimmed 5" from the overhang joists. The roofing would have been all one piece with no worries.

My uncle was a building inspector. He was always being offered "gifts" like cases of whiskey, etc, basically bribes to look the other way on shortcuts. He was a straight-arrow so didn't accept anything, but I'm sure there are some inspectors who will take bribes which is why you see dangerous building conditions that get permits.

Just checking in. I am thinking you are a serious smart guy. One thing to make sure of is that any screws or nails going in to pressure treated sill plates etc are rated for PT. I have had regular screws etc just melt off from the chemicals they use in the PT wood. It has happened to me on about 3 projects. It takes just a year or more in some cases. I am now using Simpsons hot dipped galvanized fasteners or the ceramic coated screws rated for PT wood. In the case of framing, the hot dipped framing nails. Like you said, they flex really well. On a sill situation it is probably fine since the weight of the roof will hold things in place without fasteners but if a big storm hits. oops. I learned the hard way.

Where did you get your experience/knowledge?

Have you permitted your work?  I wish you had pressure washed the exterior of the house before enclosing it.
