I have 2 – 30+" pines about 20 feet apart I want to build a master bedroom in, 10 feet off the ground. I like this tri-beam configuration and worked out the numbers for my design. I'm gonna use 4x12x20 reclaimed beams from the 1800's. My question is do you always use 2×12 floor joists? I know the TABS have a load capacity of 10k lbs? I'm just concerned about over loading.
